Fix and Flip Loans

* Property should have potential for a profitable flip (good market and resale value).


* Borrower must have a viable renovation plan with cost estimates.


* Experience in real estate investing or previous fix-and-flip projects is preferred.



* Sufficient credit score and financial stability to secure the loan.

DSCR Loans

* Minimum property value sufficient to support 80% loan-to-value (LTV) ratio.


* No seasoning required for new appraised value post-renovation.


* Strong debt-service coverage ratio (DSCR) to demonstrate the property’s ability to cover loan payments.


* Property must be income-generating or rented (if applicable).


* Experienced real estate investors preferred, with a proven track record of successful property management or flips.

Bridge Loans

* Property must be completed or nearly completed, ready for sale or refinance.


* Borrower needs to demonstrate the potential for a profitable resale or refinance within 24 months.


* Loan-to-value (LTV) of up to 75%, based on the property’s current or future value.


* Intended for short-term financing needs between projects or awaiting the sale of an existing property.


*Borrower should have a clear exit strategy (e.g., sale of the property, refinance, or cash-out).
